In recent years, prefabricated structures have become more popular, and for good reason. One of the most valuable benefits is the savings of not paying prevailing wages on public projects. What are prevailing wages? The prevailing wage or Davis Bacon Rates is the basic hourly rate that is required on public works projects. This set standard rate is meant to protect employees so that general contractors can’t win projects by cutting employee wages to win the lowest bid. Since factory-built structures are built off-site in a controlled factory setting, the prevailing wage requirement doesn’t apply and, therefore, significantly offsets costs.

Prefabricated or Modular Units Are Built Faster and Come Ready to Install

Another advantage of prefabricated or modular units is the parallel building process modular prefab has versus the traditional linear construction process, where each step cannot precede the next. Modules can be built in a factory, so delays due to weather are no longer a factor. Additionally, while modules are built, site work can simultaneously be prepared. After these prefabricated modules are delivered in cubed units to the property site, the units are assembled, wall seams patched, and utilities connected. This process completely defies the conventions of traditional building, seizing every opportunity to streamline and optimize.

Choosing Pre-Fab Allows for a Faster Permitting Process

Another unique time-saving feature of building modular is that manufactured projects go through a different permitting process. Instead of receiving architectural and engineering permitting approval on a local level, it is submitted and received from a state level of authority. The state departments see repeat template models and can, therefore, expedite the permitting process compared to a custom building that is permitted on a local level.
